Dream house alert!!! A mix of old and new architecture with modern and vintage furnishings is pretty much my ideal situation. Add in a picturesque country setting and I can have my bags and cats packed up in 5 minutes. This location home outside London is available through Shoot Factory, and I could not be more smitten.

With its back wall dating from 1850 and a heritage-listed frangipani tree we barely glimpse, this brand new industrial-inspired residence is rooted in the past (sorry for the pun) but definitely future focused. Recycled materials, cutting edge living. Stark, confronting and fabulous. I’m crushing on the staircase and the play of brick against steel reminiscent of a historic half-timbered house. I think this might be the first time in ten years that I have featured a pool table in a post. Not my favourite “piece of furniture” but I’m loving the retro meets cool meets Arts and Crafts pool room in this Bryn Mawr West house Tracy Hardenburg Designs. Once dark and dingy the home has been transformed into a light filled bright and brilliant family home.

Modern luxury is all about attention to detail, bespoke craftsmanship and the opulence of simplicity. Quality over quantity. Distinctive, meticulous and refined. Like the Prahran Residence by Lucy Bock Design Studio. The simple juxtaposition of deep blue tile and marble in the kitchen island is sublime.
